It’s rare for a single project to tell the story of a region
In the early 1900s, as the city was establishing itself as a manufacturing hub, the first building on the block was a factory. It was designed to produce a revolutionary new material of that time: rubber. In the 1950s, the facilities expanded to produce car parts of all kinds. As the century came to a close, so too did the factory.
When we acquired the site, the region was at a turning point. The reimagining of the block signaled a new era.

Phase 1 restored and repurposed the brick-and-beam factory. Phase 2 added a modern glass box built to LEED Gold standards. The stunning mix of old and new is what attracted Google, which made this its largest Canadian office.
